Aegis RE Partners is a Tampa-based specialty finance firm established to provide short-term funding to investors seeking to capitalize on distressed opportunities within the real estate sector. As a bridge lender, Aegis focuses on the origination of short-term real estate loans, residential rehab funding, and transactional funding.
Aegis provides capital to those investors seeking to invest in inexpensive assets that are fundamentally mispriced due to factors such as forced liquidation, lack of liquidity, inefficient markets, and other special situations. Current market conditions have produced a number of these opportunities, including bank and lender REO sales, residential short sales, and non-performing loans. As such, Aegis RE Partners is currently focusing on three core strategies:
- Transactional Equity Funding: Short-term funding whereby Aegis provides equity capital to real estate investors whose strategy is to acquire residential properties below current market value through short sales, and then immediately resell the properties to end users at fair market value.
- Residential Rehab Funding: Aegis provides up to 100% LTC financing for the acquisition of residential investment properties in CA, AZ and NV. Under this program, Aegis advances up to 80% of the after-repair-value (ARV) which, in most instances, covers all of the costs associated with the rehab project, including closing costs and interest.
- Bridge Financing: With tighter credit guidelines at the banks and the secondary market still frozen, the demand for commercial real estate financing is robust. Aegis provides short-term senior debt financing to borrowers looking to acquire or refinance commercial real estate, usually for a period of 6-18 months. Through its management company, Aileron Capital Management, Aegis can also provide bridge financing for SBA 504 interim loans.
